Using this website, you will be able to monitor the real estate market and obtain other vital information about the Nashville area.
• I can provide you with automatic email notifications that will inform you as soon as a new listing comes on the market that matches your search criteria. My FREE email system can help you stay ahead of other potential home buyers because you'll be more likely to know about new listings before they will!
• I will personally show you properties that meet the price range and specifications that you detail to me. I can show you ANY property available for sale regardless of which real estate company has it listed or advertised. As a low pressure agent, my job will not be to sell you a property, but to help you buy the exact property that suits your needs at the best possible price. As your buyer's agent, I will represent your best interests, and not the seller's interest throughout the purchase process.
• If you're an incoming buyer, I'll provide you with local information and help to make your home hunting trip effective, profitable, and pleasurable.
• Help you with price and term negotiation and with the help of a qualified mortgage lender provide an estimate of your closing costs and amount needed to close. This can be done prior to finding a property if you know the price range you will be buying in.
• Suggest qualified mortgage lenders, home inspectors, and insurance agents if you need help in that portion of your home buying.
• Monitor the closing activities until the day of closing, once a suitable property is found and negotiations have been completed.
• Upon closing, help you with your relocation, providing you with information regarding utilities, movers, repair people (if needed), and other advice that may help your transition go more smoothly.
• Continue my service after the sale as long as you need my help.

• Develop a custom marketing plan which includes advertising, promotion, open houses, and other events as appropriate to effectively market your property.
• Conduct a Comparative Market Analysis (CMA) to assist you in determining the most saleable listing price for your property.
• Help you stage and showcase your property with ideas that are designed to get your home ready to show.
• Photograph your home for marketing, promotional, and internet use.
• Expose your property to local buyers as well as incoming transferees and other out of town buyers through the MLS, signage, direct mail, advertising, ERA referral network, and worldwide internet coverage. 93% of homebuyers are turning to the internet to look for homes! As a tech-savvy agent I will thoroughly market your property on the internet including JayAthar.com, ERA.com, ERApacesetter.com, Realtracs.com, Realtor.com, RealEstate.com, Yahoo! • Endeavor to show your home only to qualified buyers.
• Provide regular progress reports throughout the marketing period and discuss with you other Realtor and buyer comments regarding the showing of your home.
• Submit to you all written offers as presented, assist with negotiations, and provide an estimate of your net proceeds prior to your acceptance.
• Upon acceptance of an offer by you, monitor closing activities throughout the process, which will include working with appraisers, home inspectors, mortgage lenders, title searches, closing attorneys, and if needed recommend other service people that might be needed to cause your property to close.
• If your property becomes vacant before a sale and close, with your approval and expense, maintain the appearance and integrity of the property using qualified lawn care and other maintenance people.
• If you are moving or relocating out of town, I can provide you with the services of another professional Realtor at your new destination.
